Chicago advances sustainable high-rise construction and completes 400 Lake Shore Drive tower

Construction has begun on 410 N. Elizabeth, a 33‑story mixed‑use tower in the Fulton Market neighborhood that will be Chicago’s first geothermal‑powered, all‑electric multifamily high‑rise. Developed by Magellan Development Group with Tree Street Group and Mark Goodman & Associates, the first phase will deliver 383 residential units, including 77 affordable units, and the full project will house more than 724 residents with extensive ground‑floor retail and public green space. The geothermal system is expected to cut energy use by about 60%, lower emissions by 30% and reduce energy costs over 25%.

Related Midwest finished the crown installation on the North Tower of 400 Lake Shore Drive, a 72‑story, 857‑foot tower slated for delivery in spring 2027. The building will contain 635 rental apartments, 127 of which are reserved for affordable housing, and features a distinctive bay‑window glass curtain wall with an 83‑foot architectural apex. Wind‑performance engineering, including a continuous outrigger wall, eliminates the need for mechanical dampers, giving the tower resilience without visible devices.
