Chile expands DS1 housing subsidy to aid homebuyers

The Chilean government’s DS1 housing subsidy provides an average grant of 600 UF for the purchase of new or existing homes, with a maximum value of 1,100 UF nationwide and up to 1,200 UF in high‑cost regions such as Arica‑Parinacota, Antofagasta, Aysén, Magallanes and selected island communes. Eligibility requires applicants to be at least 18 years old, have no owned property, maintain a savings account for at least 12 months with a minimum balance of 30 UF, be registered in the Registro Social de Hogares and fall within the lower 60 % of the socio‑economic index (90 % for seniors).

In the latest public account, President José Antonio Kast announced a new Tramo 4 of the DS1 program aimed at middle‑income and young professional families. Experts advise prospective buyers to evaluate their true budget, consider location, connectivity and future value appreciation, and verify legal and technical aspects of any property to avoid common pitfalls such as insufficient financing or undisclosed debts.
