Chile real estate tax delinquency exceeds pandemic levels

Real estate tax delinquency in Chile rose during the first half of 2026, surpassing levels recorded during the Covid-19 pandemic. According to data from the General Treasury of the Republic, 50.5% of properties in the country had outstanding debts as of June, representing 1.9 million properties.

The accumulated debt reached approximately US$ 480 million, which accounts for 28.7% of the resources issued by the Treasury—the highest proportion observed in six years. While delinquency has increased, total tax collection also rose by 6.5% compared to the same period in 2025, reaching US$ 1,156 million.

Experts note that tax increases based on fiscal property values have outpaced wage growth, contributing to the trend. Under the new Reconstruction Law, individuals and SMEs with overdue debts from before the end of 2025 may access significant relief, including 100% interest waivers for cash payments or installment plans with reduced penalties.
