Chile short-term rental market grows to over 49,000 properties

The short-term rental market in Chile is experiencing significant growth, with more than 49,000 properties currently listed under this model. Demand for these short-term accommodations has multiplied by 2.7 times over the last three years. In January 2025 alone, approximately 894,400 nights were rented across the country.

Santiago is the primary hub for this activity, hosting about 15,900 active listings. While the national average occupancy rate is around 58%, high-demand sectors such as Santiago Centro, Providencia, and Las Condes see occupancy rates exceeding 75%. In regional areas, the average occupancy is closer to 40%.

From an investment perspective, short-term rentals can generate between 30% and 60% more income than traditional long-term leases, depending on location, pricing, and management quality. During the first half of 2025, Chilean hosts earned over $200 billion through these rentals. While the supply previously grew by 48.2%, recent data shows a stabilization with a 1.7% increase over the last year.

The industry's evolution will be a central theme at the Expo Renta Corta y Vacacional 2026, scheduled for August 28-29 at Estación Mapocho. The event will address investment, taxation, regulation, and management technologies.
