China extends maximum mortgage terms to 40 years

China’s central bank and the National Financial Regulatory Authority have issued new guidelines aimed at reforming real estate credit management. According to official reports, the new measures include extending the maximum term for personal residential mortgages from 30 years to 40 years, with specific terms to be negotiated between borrowers and commercial banks.

The policy also introduces stricter controls on how loans are disbursed to protect homebuyers. For new residential properties, loans must be issued via entrusted payments to project company accounts for existing homes, or to supervised escrow accounts for pre-sale properties. This is intended to ensure that buyers receive their homes before loan disbursements are finalized.

Additionally, the regulators have extended real estate financing support policies through December 31, 2026. The guidelines also grant commercial banks greater autonomy to adjust repayment plans, such as through loan extensions or deferred principal payments, for borrowers experiencing temporary loss of income.
