Ciudad Madero officials uncover illegal privatization of Playa Miramar land

Authorities in Ciudad Madero have uncovered a fraudulent scheme involving the illegal privatization of 11.8 hectares of federal land at Playa Miramar. The land, which is part of the Maritime Terrestrial Federal Zone (ZOFEMAT), was being falsely registered as private property in the municipal cadastre.

The scheme was discovered after suspicious real estate offers appeared on Facebook, using digital renders of potential tourist developments to attract buyers. Investigations revealed that 12 irregular cadastral keys were generated, primarily during 2024. The estimated value of the affected land reaches approximately 1,330 million pesos.

Mayor Erasmo González Robledo confirmed that eight of the 12 identified cadastral keys have already been revoked. The remaining four are under review. The investigation suggests a coordinated effort involving former officials, notaries, and private sector actors to create fraudulent documentation and false titles. Because the land is subject to federal concessions, state and federal authorities, including the Ministry of Environment and Natural Resources (SEMARNAT), will participate in the ongoing investigation.
