Ciudad Victoria land values rise up to 15 percent

Urban land values in Ciudad Victoria, Tamaulipas, have increased by between 12 and 15 percent. This rise is driven by new housing developments and heightened real estate demand.

According to Jaime Garza Hinojosa, former president of the Mexican Association of Real Estate Professionals in the central zone, certain plots are reaching high prices. In recent developments, the price per square meter can range from 5,500 to 6,000 pesos depending on location and services. This appreciation is spreading to nearby areas such as Valle de Aguayo and San José.

The increase in land costs, combined with rising material prices, is driving up the final cost of homes. Growth is currently concentrated in the northern and eastern zones, while the western area is seeing movement due to new companies and warehouses. The market shows the highest demand for housing priced up to 2.5 million pesos, whereas properties exceeding 3 million pesos face more difficulty selling due to a smaller pool of qualified buyers.
