Clyde Gateway seeks investors for 140-room Glasgow hotel

Clyde Gateway, Scotland’s largest urban regeneration organisation, is seeking a development and operating partner for a proposed 140-room hotel in Glasgow’s east end. The project, known as CityWorks, is being presented to UK investors at the Annual Hospitality Conference in Manchester.

Located adjacent to Dalmarnock railway station, the site is positioned within the Clyde Gateway Innovation area. The development aims to capitalize on demand from nearby major venues, including the OVO Hydro, Scottish Event Campus, Celtic Park, and Glasgow Green. Independent analysis by AR Hospitality Consulting and Savills suggests a compelling market for a branded upper-midscale hotel in the area, noting that local hotel occupancy reached 77.9 per cent in 2025.

Lisa Miller, innovation and engagement manager at Clyde Gateway, stated that the project serves as a key component in the ongoing transformation of Dalmarnock, connecting the growing business and innovation hub with necessary hospitality infrastructure.
