CoBu Neustadt launches tokenized bond to fund Ludwigsburg commercial quarter revitalisation

CoBu Neustadt Immobilienverwaltungs GmbH has issued a tokenised corporate bond, CoBu Invest, to raise up to €8 million for the acquisition and refurbishment of a large industrial‑commercial site in Ludwigsburg, near Stuttgart. The company will acquire 89.9% of the object company through a share deal priced at €63 million, below an independent valuation of €94 million, reflecting ongoing revitalisation measures and projected higher rental income. Net cold rent is expected to rise from about €3.9 million to €5 million annually after completion, with a longer‑term target of €7‑8 million.

CEO Dieter Müller explains that the strategy focuses on modernising existing buildings for logistics, production and other high‑demand uses rather than new construction, aiming for flexible, long‑term tenancy. The bond issuance marks CoBu’s debut on the German capital market and highlights the growing use of tokenised instruments in real‑estate financing.
