Colegiales residents protest building exceeding height limits
Residents in the Colegiales neighborhood of Buenos Aires are protesting a new building project at Maure 2817 that significantly exceeds local height limits. While the area is designated for low-density residential use with a nine-meter height cap, the General Directorate of Urban Interpretation (DGIUR) authorized Garrone Arquitectos to construct a 17-apartment complex exceeding 25 meters in height.
The authorization utilized a legal mechanism known as “completamiento de tejido” (fabric completion), despite the city's Urban Code explicitly stating this exception is not admissible in this specific zone. Local residents have raised concerns regarding the erosion of neighborhood identity and the potential strain on essential services, such as water and sewage networks, which were not designed for such high density.
