Colombia targets million homes, revives housing subsidies to spur purchases

Data from the Fincaraíz portal show that in the first half of 2026, 71% of housing searches were for rentals while only 29% were for purchases. The shift followed the suspension of new applications to the Mi Casa Ya program and uncertainty over the availability of subsidies for home acquisition.

Interest rates set by the Banco de la República stood at 12%, and housing sales fell 8%, prompting the new Colombian government to promise a reversal of the credit‑access barrier. The administration plans to construct one million homes over the next four years and to reactivate subsidies for the Vivienda de Interés Social (VIS) segment. It also proposes expanding leasing habitacional, a rent‑to‑own model that grew 10.6% in operations during the first quarter of 2026.

Law 2434, which allows closing costs and taxes to be included in mortgage credit, helped raise total disbursements by 4.8% despite high rates. The impact is expected to be strongest in Bogotá, which accounts for 63% of portal demand.
