Colonial enters student housing market via joint venture with Vita Group
Spanish SOCIMI Colonial has entered the student housing market through a 50/50 joint venture with the British group Vita Group. The partnership begins with a portfolio of three assets located in Madrid, valued at approximately 1,000 million euros.
The initial phase includes Vita Student Oria South, which opened in September 2026, followed by Oria North in 2027. The third asset, Santa Hortensia, is expected to be added following its delivery in 2028. This platform will encompass 92,000 square meters and 2,200 beds, while also focusing on flex living.
Colonial stated that integrating these assets into a single platform creates greater critical mass and a stronger commercial position. The company noted that the student accommodation sector in Europe faces structural supply shortages, highlighting that Madrid is a highly sought-after city with only 8 beds available per 100 students.
