Colorado real estate markets show mixed regional trends

Real estate markets across Colorado are showing varied trends according to recent data. In Colorado Springs, the market is shifting toward a more balanced state. As of August 2026, inventory has increased by 2 percent to 4,312 homes, while overall sales saw a slight 1 percent decrease compared to the previous year. The average home price in the area dipped 1 percent year-over-year to $568,633, and homes are staying on the market longer, averaging 48 days.

In the Boulder Valley and Northern Colorado, July 2026 data indicates mixed results. Boulder’s median home price returned to $1.5 million, the first time since February, despite a 10.4 percent decrease from July 2025. Fort Collins reported an 8 percent year-over-year increase in median prices, reaching $642,500. Other regional trends include a 5 percent year-over-year increase in Longmont to $587,500, while Greeley-Evans saw a 1.4 percent decrease to $429,060. Estes Park prices remained flat at $725,000.
