Commercial real estate investment surges in China and Northern Virginia
Global commercial real estate investment is seeing a significant resurgence, particularly in the Asia-Pacific region. Transaction volumes in the Asia-Pacific rose 38 per cent to US$92.5 billion in the first half of the year, marking a record performance.
Mainland China has emerged as the fastest-growing market in the region, with transaction volumes increasing 103 per cent to US$28 billion. However, analysts note this recovery may be fragile. Much of the activity involved disposals and recapitalizations, with overseas investors acting as net sellers of US$11 billion in assets. Demand in China is currently being driven largely by domestic owner-occupiers.
In the United States, Northern Virginia has risen to the top of the commercial real estate investment rankings, recording US$11.5 billion in sales during the first half of the year. This 259 per cent increase was driven primarily by digital infrastructure, with data centers accounting for more than half of the region's sales. A single US$5.6 billion acquisition of data center properties by Digital Realty from Blackstone was a major contributor to this surge.
