Balkan real estate markets see rising prices and demand
Real estate markets across several Balkan nations are experiencing significant price increases and shifts in demand. In Serbia, the market value reached 4.2 billion euros in the first half of 2026, a 10.1 percent increase compared to the previous year. A notable transaction in Belgrade's Stari Grad municipality saw an apartment sell for 2.6 million euros, with a price per square meter reaching 12,000 euros. Meanwhile, in Kragujevac, new residential construction projects are expanding the housing supply to meet growing urban demand.
In Bosnia and Herzegovina, new apartment prices rose by 20 percent in the first quarter of 2026 compared to 2025, reaching an average of 3,701 KM per square meter. Despite these rising costs, the volume of new apartment sales increased by 59.4 percent year-on-year.
Croatia is also seeing upward trends, with the average price for new apartments reaching 2,994 euros per square meter in the first half of 2026, an 8.7 percent annual increase. In Zagreb, the average price for new construction rose to 3,518 euros per square meter, representing an 18.9 percent increase from the previous year.
