Croatia's real estate prices surge as agencies list higher values

Data scientist Nikola Strahija, creator of the portal nekretnine.gradim.hr, reports that advertised real‑estate prices in Croatia keep climbing even though sales are falling. His analysis shows that listings posted by agencies command a median price per square metre about 1.7 % higher than those posted by private owners – €3,862 versus €3,777.

The price gap widens dramatically for individual properties. In Njivice, land advertised by owners at €1.4 million rose to €1.8 million in agency ads; in Fužine, a parcel listed for €14 k jumped to €133.3 k. The portal records widespread anomalies such as duplicate listings, price inflation through repeated ads, and re‑classification of property types (e.g., “house for sale” turned into “house for rent”) to maximise profit.

Croatia hosts roughly 1,400‑1,500 real‑estate agencies and over 5,000 licensed agents, yet each agency sells only about 59 properties per year. The practice inflates prices, limits buyer credit options and leaves many homes on the market for years.
