Curitiba becomes Brazil's third-largest real estate market

Curitiba has established itself as the third-largest real estate market in Brazil, trailing only São Paulo and Rio de Janeiro. According to data from ADEMI-PR and Brain Inteligência Estratégica, the capital recorded a record-breaking 12,000 new apartments sold over the last 12 months, generating R$ 9.3 billion in Gross Sales Value (VGV).

In the second quarter of 2026, vertical unit sales grew by 50.1% compared to the same period in 2025. The average price per square meter reached R$ 15,935, representing a 9.2% increase over the past year.

A significant trend driving this growth is the rise of compact properties and studios. Approximately 70% of residential launches in Curitiba in 2026 consist of studios. This shift is linked to changing living preferences and the demand for lower entry costs for both residents and investors. While launches remain concentrated in central neighborhoods like Centro, Alto da Glória, and Boa Vista, the popularity of these compact units is expected to drive expansion into the metropolitan region, including areas like Pinhais.
