Cyprus households face affordability crisis as incomes lag behind euro area

Eurozone data shows Cyprus households earn less than the EU average while costs rise. The ECB Household Finance and Consumption Survey for 2023 recorded a median gross annual income of €30,900 in Cyprus, compared with €37,100 across the euro area.

The lowest‑income fifth of Cypriot households earned a median €10,300 and only 9.8% could save, with debt‑service costs consuming 56.7% of their income—far above the euro‑area average of 19.2%. The middle‑income quintile earned €29,700, about 20% below the euro‑area median. Younger families report growing difficulty securing affordable housing as price pressures intensify, partly driven by broader regional cost increases linked to the war with Iran.

Policymakers are urged to identify the hardest‑hit groups and consider remedial measures to address the deepening affordability gap.
