Cyprus plans higher fees for building permits amid construction cost surge
The Cyprus government is preparing a revision of building‑permit fees for all types of development. Proposals suggest residential fees could rise from roughly €100 to as high as €400 per permit, though Interior Minister Konstantinos Ioannou says the ceiling will not exceed €180. The changes will be debated in parliament in September, with final amounts to be set after consultation.
Provincial authorities argue the fees, unchanged since 2003, must reflect the 55% inflation rate, 90% wage growth and a 186% rise in construction costs. The Technical Chamber of Cyprus (ETEK) has been tasked with creating a simpler calculation method based on development category and square‑meterage, proposing indicative rates such as €3.5 per m² for residences, €10 per m² for offices and tourism projects, and €8 per m² for industrial and warehouse facilities.
