Cyprus property market remains stable as buyers shift to lower‑price homes

The Cyprus residential property market stayed broadly stable in the first half of 2026, recording 8,313 transactions worth about €2.31 billion. House sales totaled 2,580 with a combined value of €932 million, while apartments accounted for 5,733 sales worth €1.38 billion. Buyers are increasingly focusing on lower‑price brackets, with average house prices falling to €392,000 and average apartment prices to €363,000, indicating heightened price sensitivity.

In the new‑build segment, 3,594 off‑plan sales reached €1.15 billion. Limassol led in total value, while Paphos held the highest prices for new houses. Apartments dominated the off‑plan market (2,977 transactions, 82.8% of sales) with an average price of €272,274. New houses, though only 17.2% of transactions, contributed 29.4% of the market value, averaging €548,049 per unit. Nicosia’s market was driven by local demand, and Larnaca saw the majority of activity in apartments.
