Czech housing construction lags significantly behind Poland

Data from the investment group Arete reveals a significant disparity in housing construction between Poland and the Czech Republic. In the past year, Poland completed nearly 209,000 apartments, averaging 5.6 per 100,000 inhabitants. In contrast, the Czech Republic completed only 33,400 apartments, or 3.1 per 100,000 inhabitants. This indicates that Poland's construction intensity is approximately 83 percent higher than that of the Czech Republic.

The gap is also evident in new construction starts. Poland began building 212,400 new apartments last year, while the Czech Republic saw only 35,800 starts. Experts note that this difference cannot be explained solely by population size, as the per capita figures show a substantial advantage for Poland, which helps manage housing demand and price pressures.

Simultaneously, a survey by Komerční banka highlights a crisis of affordability in the Czech Republic. Only 7 percent of non-homeowners consider purchasing property affordable. Approximately 83 percent of the population feels the lack of housing accessibility. While many, particularly Generation Z, maintain ambitions to own property within the next decade, 77 percent of respondents expect prices for new builds in major cities to continue rising over the next five years.
