Czech housing market pivots to regional apartments as Prague prices top 180,000 CZK/m²

Data from BuiltMind show that the average price of a new apartment in Prague exceeded 180,000 CZK per square metre in 2025, while the Central Bohemian Region (Středočeský kraj) offered about 110,000 CZK per square metre. In the first half of 2026 the region sold 1,045 new flats and houses, a 7.4 % year‑on‑year decline, but the supply rose to 3,028 units. Kladno leads the market with an average monthly offering of 616 new units and a similar number of sales, followed by Brandýs nad Labem–Stará Boleslav and Kutná Hora.

Construction of new family houses remains low, with only 4,512 units built in the first four months of the year, down from over 7,500 in the same period of 2022. High mortgage rates, material costs and inflation have dampened demand. At the same time, interest in converting chalets and cottages into year‑round homes is growing, as buyers seek cheaper alternatives up to 25 km from Prague, with renovation projects reported around Brno and Ostrava as well.
