Czech housing market shows high demand amid building law reforms
The Czech housing market is characterized by high demand and ongoing legislative efforts to streamline construction. A survey by developer Ekospol reveals that 82.3% of Czechs are considering purchasing a new apartment, with 26.2% planning to buy within the next year. Notably, 53.3% of those interested view the purchase as an investment, a shift from the previous balanced trend between owner-occupiers and investors.
Simultaneously, discussions regarding an amendment to the building law aim to simplify the construction process through unified proceedings and single building authorities. Jan Vysloužil, Chairman of the Union of Czech and Moravian Housing Cooperatives, supports the direction of the amendment, particularly for the modernization of existing housing stock, such as thermal insulation and solar installations. However, he warns that the success of the law depends on practical implementation and the prevention of inconsistent interpretations by different authorities regarding what constitutes a ‘minor construction’.
