Developers offered 6 450 new apartments in Prague in the second quarter, an 18 % quarter‑on‑quarter rise and a 12 % year‑on‑year increase, yet analysts say the city still needs roughly 10 000 units annually. Mortgage lenders disbursed nearly 216 billion CZK in the first half of the year, 66 billion CZK more than a year earlier, while interest rates hovered around 4.79 %.

Artificial‑intelligence‑generated virtual staging now costs a few hundred crowns per photo instead of tens of thousands, but the practice raises trust concerns. The EU AI Act, effective 2 August, will require clear labeling of AI‑generated content, a rule that is still being defined in the Czech real‑estate sector.
