Czech real estate markets show varying trends in Brno and Ostrava

The new construction market in Brno experienced its strongest third quarter in a decade. According to analysis by developer Trikaya, 402 apartments were sold in the third quarter, representing a 31 percent year-on-year increase. While the total number of units sold in the first nine months of the year rose by 10 percent to 1,195, average asking prices saw a slight decrease to 158,300 CZK per square meter.

Despite the stagnation in asking prices, the average actual sales price rose by 17.7 percent year-on-year to 156,000 CZK per square meter. Experts attribute this to a shift in the composition of sold units, with smaller 1+kk apartments—which typically command higher prices per square meter—becoming more prevalent in the summer.

In Ostrava and the Moravian-Silesian Region, real estate prices continue to rise, though demand is increasingly selective. Buyers are prioritizing location, property condition, energy efficiency, and amenities such as balconies, elevators, and parking. While there is strong demand for 2+kk and 3+kk layouts for both residents and investors, properties in poor technical condition or with high operating costs face more difficulty selling.
