Czech real estate trends shift toward micro-apartments and modular homes
The Czech real estate market is seeing a rise in alternative housing solutions driven by high property prices and changing lifestyles. In major cities like Prague and Brno, there is a growing trend toward micro-apartments. Real estate expert Nick Staněk notes that these small units, often around 20 square meters, are popular among students, young professionals, and investors seeking lower entry costs and rental yields.
Simultaneously, modular homes are gaining traction as an affordable and efficient alternative to traditional construction. Companies like Modulos and Koma Modular highlight that modular builds offer significantly faster realization times—often taking weeks rather than months or years—because components are prepared in controlled indoor environments. These structures are being utilized by families, investors for rental apartments, and for creating recreational centers. Modular options can cost between 3 and 4.5 million CZK, providing a cheaper alternative to the average family house price, which exceeded 68,000 CZK per square meter in recent data.
