Czech Republic mortgage rates rise to 5.79 percent

Average mortgage interest rates in the Czech Republic have risen to 5.79 percent in October, according to the Swiss Life Hypoindex. This marks an increase of 0.88 percentage points compared to the same month last year, when rates were 4.91 percent.

For property buyers, these rising costs translate to significantly higher monthly repayments. A model calculation by developer Central Group shows that for a 10.5 million CZK loan on a 70-square-meter apartment, monthly payments would increase by approximately 5,700 CZK compared to last year.

In addition to financing costs, housing affordability is being pressured by rising rents, particularly in Prague, where advertised rents have increased by roughly 60 percent over the last five years. Experts attribute the rising borrowing costs to geopolitical tensions affecting energy prices, inflation concerns, and the government's planned budget deficit, which requires higher yields on state bonds to attract investors.
