Da Nang real estate: Land plot transactions rise eightfold in July

The real estate market in Da Nang experienced a significant surge in land plot transactions in July, with consumption increasing eightfold compared to the previous month. However, this volume represents only 3% of the total supply. According to a DKRA report, approximately 96% of the land plot supply consists of existing inventory from previously launched projects. While primary prices remained stable, some developers have implemented discounts and incentives to boost liquidity.

In the apartment segment, supply rose by 30% month-on-month to 3,465 units across 19 projects. Consumption reached 933 units, a 27% absorption rate. High-end Class A and B apartments dominate the market, accounting for 77% of primary supply. Demand is increasingly concentrated in premium products, which represent 93% of total consumption.

Projects such as Capital Square near the Han River are targeting high-end demand, including residents seeking quality living in the city center and investors looking to lease to foreign experts. The market continues to face challenges due to high interest rates, with much of the current supply stemming from older project inventories.
