Damac Properties tops Dubai off‑plan sales as developers adopt precision land‑buying

Damac Properties reported off‑plan sales of 15.6 billion dirhams in the first half of 2026, securing the leading position in Dubai’s primary residential market. The developer captured 44.2 % of off‑plan villa transactions and accounted for roughly 20 % of the total sales value across the sector. Managing Director Amira Sajwani highlighted strong investor confidence and noted that Damac expects to hand over an additional 8,800 units during 2026, building on a portfolio that already includes more than 50,000 completed homes.

At the same time, Dubai developers are shifting focus from rapid land acquisition to disciplined, precision‑driven buying. Industry leaders stress the importance of matching land purchases to long‑term customer needs, demographic trends, and sustainable value creation, warning that overpaying for plots can erode margins before construction begins. The evolving market now rewards data‑led decision‑making, capital discipline, and equity‑funded execution over sheer speed of expansion.
