DC region home price cuts reach three-year high
The Washington, D.C. regional real estate market is experiencing a significant rise in price reductions. According to Bright MLS data, approximately 41% of homes currently for sale in the region have undergone at least one price cut, marking a three-year high for the Mid-Atlantic area.
The frequency of price cuts is heavily influenced by how long a property has been listed. While only 2% of homes on the market for two weeks or less have seen reductions, that figure jumps to 51% for properties that have been listed for more than one month. The median total reduction for local listings is 6%.
Despite these discounts, the regional median sold price reached a record $460,000 in June. Market activity varies by sub-region; slower markets like the Maryland Eastern Shore and the Delmarva Coastal area are seeing rising inventory and longer days on the market, whereas the D.C. core remains more competitive.
