Delshah Capital acquires $37M Manhattan Valley apartment portfolio amid active NY real‑estate market
Delshah Capital purchased five apartment buildings in Manhattan Valley for $36.9 million, comprising 147 residential units across about 118,000 sq ft. The properties, located on West 108th Street and Manhattan Avenue, were the largest commercial sale recorded in New York City on July 30.
In the same period, a private investor bought a four‑building, 27‑unit multifamily portfolio in Hudson County, New Jersey, for $3.17 million. The deal, brokered by Matthews senior vice‑president David Ferber, includes three properties in Union City and one in West New York, with roughly 89 % of the units being two‑bedroom apartments. Competitive offers and strong rental demand near Manhattan drove the rapid closing of all four transactions.
Other notable NYC transactions on the day included a $15.4 million condo sale at 15 Central Park West in Lincoln Square and a $13.9 million purchase of two rental buildings on MacDougal Street in Greenwich Village. The activity reflects continued investor interest in well‑located multifamily assets despite broader market adjustments.
