Seoul housing market shifts as outer districts see price surges

The Seoul real estate market is experiencing a shift as rising apartment prices spread from affluent Gangnam areas to outer districts. Recent data shows significant price increases in regions like Jungnang, Seongbuk, and Gangbuk, while Gangnam and Seocho have seen consecutive declines. Experts suggest this movement may be a 'survival strategy' by buyers seeking lower-priced areas to avoid potential tax burdens from proposed government reforms.

Regarding housing supply, Seoul Mayor Oh Se-hoon has expressed strong opposition to converting Yongsan Park into residential land, citing the need to preserve green space and the legal complexities of the Yongsan Park Special Act. As an alternative, the Mayor proposed utilizing the Tancheon Water Reclamation Center site for housing, a plan that could potentially provide up to 13,000 units.

Minister of Land, Infrastructure and Transport Kim Yun-deok has agreed to review the Tancheon proposal, noting that if implemented, priority would be given to public housing for youth and newlyweds rather than luxury developments. Meanwhile, the Democratic Party has criticized the Tancheon proposal as unrealistic due to the necessity of relocating the existing facility, and is instead advocating for transferring authority over small-scale redevelopment projects from the Seoul Metropolitan Government to local district heads.
