Demographic shifts challenge real estate market trends
Demographic shifts and changing lifestyles are forcing the real estate market to adapt. During the Property Talks event titled ‘Demography and User Change’, experts discussed how aging populations and evolving household structures impact the design of residential, office, and commercial spaces.
Joanna Mroczek of CBRE noted that relying on a ‘statistical recipient’ is insufficient for modern planning, as lifestyle and family situations often dictate needs more accurately than age alone. Panelists emphasized the importance of local services, communal spaces, and reducing architectural barriers to accommodate future users.
While some question the longevity of shopping centers, Grzegorz Grajkowski of Unibail-Rodamco-Westfield argued that these spaces can remain relevant through their ability to adapt to changing consumer demands.
