Denmark retail vacancy hits three-year low

The supply of vacant retail space in Denmark has fallen to its lowest level in three years. According to data from Ejendomstorvet.dk, the supply decreased by 15,300 square meters in the third quarter of 2026, reaching a total of 582,900 square meters.

This figure represents approximately 3 percent of the country's total retail area. Since the end of 2025, the supply has declined by nearly 60,000 square meters, an amount comparable to the area of 20 large supermarkets.

Experts suggest that landlords are increasingly repurposing spaces for new uses. Trends include the rise of pop-up shops, showrooms, and large-scale retailers such as outdoor equipment stores and hardware chains opening city locations in major hubs like Copenhagen and Aarhus.

While consumer confidence remains slightly negative, the market is being influenced by stable inflation near 2 percent and high employment levels. Additionally, the supply of office space has seen a slight decrease, falling to 5.7 percent of the national total.
