Digital tools launched to assist Spanish rental market participants

New digital tools are being introduced to assist landlords and tenants in the Spanish rental market. The Sociedad Española de Alquiler Garantizado (SEAG) has launched an online calculator to help property owners estimate the cost of rental guarantees. This tool aims to help owners mitigate risks such as non-payment and maintenance costs by providing an indicative price based on specific property details.

Additionally, the residential rental management company Vivara has released a free, AI-powered contract reviewer. The tool analyzes lease agreements in approximately three minutes by answering 24 questions, providing recommendations on clauses, deposits, and rent updates while accounting for regional regulatory changes in Spain. The system is designed to work within the user's browser to ensure data privacy without requiring registration.
