DIMAND to develop Cambas Gardens at historic Kamba Estate
DIMAND has acquired the shares and real estate of the historic Kamba Estate in Kanza, located in the Municipality of Pallini, to develop a new mixed-use complex named Cambas Gardens. The 315-acre site, which has been inactive as a winery since 1991, is being reimagined as a modern urban destination.
Unlike previous plans for a large-scale shopping center, the Cambas Gardens masterplan focuses on a professional campus with LEED and WELL-certified office buildings. The development is designed around four pillars: work, public space, cultural heritage, and the local community. The project aims for a more balanced integration with the environment, featuring extensive green spaces, cultural facilities, and recreational areas.
Construction is expected to begin in 2027, with an estimated project cost of €410 million. The company aims to finalize the environmental study by the end of 2026 before issuing building permits. The design shifts away from high-density commercial use, projecting approximately 1.2 million annual visits and 1,800 parking spaces, significantly lower than the 15 million visits and 6,000 spaces required by a traditional shopping mall model.
