Direcional Engenharia acquires Lapa land for residential project
Direcional Engenharia has acquired a significant plot of land in the Lapa neighborhood of Rio de Janeiro, measuring over 4,000 square meters. The site, located between Teotônio Regadas and Joaquim Silva streets near the Escadaria Selarón, was previously owned by the Marinho family and was expropriated by the municipal government last year.
The construction company intends to develop a residential project on the site. Due to the area's status as a protected heritage zone, the development must adhere to strict urban planning and preservation regulations. This includes obtaining approval from the Instituto Rio Patrimônio da Humanidade (IRPH) and incorporating specific features such as a public square providing access to the Selarón Steps and retail spaces on the ground floor.
Building height restrictions will apply, with a staggered design: structures near the Selarón Steps may reach up to three stories, while those further away can reach up to ten stories.
