Dominican Republic housing supply plans rise 161%
Data from the National Statistics Office (ONE) indicates a significant increase in future housing supply in the Dominican Republic. Between the ROE 2025-2 and ROE 2026-1 reports, planned housing units rose by 161%, increasing from 1,217 to 3,174 units. The associated area also more than doubled, growing from 133,122 to 275,027 square meters.
This surge in future planning occurs despite current industry challenges. The ROE 2026-1 report shows that 59.8% of the 6,682 currently active registered works are paralyzed. The construction sector faced a difficult 2025, with its added value contracting by 2.3% in the first semester and residential supply falling by approximately 12% over the year.
Annerys Meléndez, president of the Association of Builders and Housing Promoters (ACOPROVI), described the recent period as “complex,” noting insufficient liquidity from the Central Bank for the economic housing segment. Economist Rafael Espinal warned that without structural reforms regarding construction permits and investment incentives, 2026 could face a deeper contraction. The country continues to face a housing deficit exceeding 1.3 million units.
