Dongtan apartment prices surge amid new Samsung Electronics employee loans

Apartment prices in the Dongtan district of Hwaseong are seeing a significant surge, with approximately 65% of transactions between June and August 25 hitting new record highs. This trend has seen Dongtan's apartment sales prices rise by 16.32% and rental prices by 10.87% so far this year.

Market analysts point to the upcoming implementation of a new employee welfare program by Samsung Electronics as a major catalyst. Starting September 1, the company will offer low-interest housing loans of up to 500 million won at an annual rate of 1.5% for non-homeowning employees. In the metropolitan area, the program applies to homes under 2.5 billion won with a floor area of 85 square meters or less.

Experts suggest this could drive demand toward the ‘semiconductor belt’ due to its proximity to Samsung’s Hwaseong and Giheung facilities. While government loan regulations and previous rapid price increases may limit a market-wide explosion, demand is expected to remain strong for high-quality complexes near transportation hubs like the GTX-A and SRT, as well as areas with convenient shuttle bus access.
