Dorsten and Fröndenberg Properties Set for Forced Auction in Germany

A former gaststätte in the Wulfen‑Barkenberg district of Dorsten will be auctioned on 6 November despite a low traffic value of €69,000. The court noted that standard price thresholds do not apply, allowing a sale even if the highest bid falls below half the assessed value. Only a 211 ÷ 1,000 co‑ownership share of the land, together with the unit’s special ownership, will be sold. The building, erected in 1972, measures about 240 m² and suffers from significant maintenance backlogs, making further restaurant use unlikely.

In Fröndenberg, an apartment on Birkenweg is scheduled for a forced auction in October. The 49 m² unit has a traffic value of €70,000. The sale forms part of a broader effort to liquidate properties with low market valuations.

Both auctions are being conducted by local German courts as part of efforts to resolve long‑standing vacancies and recover value from underused real‑estate assets.
