Düsseldorf rents rise 7.3% year‑on‑year to €14 per m²

The City of Düsseldorf reports that average cold‑rent offers for apartments in multi‑family buildings reached €14 per square metre in 2025, a 7.3% increase (about €0.95 per m²) over the previous year. The rise is reflected across districts, with the lowest median rent of €13.01 per m² for 50‑65 m² units and the highest of €16.20 per m² for apartments larger than 125 m². Multi‑family dwellings account for 97.9% of the examined listings, while single‑ and two‑family houses (2.1% of offers) command an average of €16.82 per m², roughly 2% lower than in 2024. District‑level differences are notable: a 70 m² flat in district 1 (Pempelfort/City Centre) averages €14.67 per m² (€1,000 monthly), whereas a comparable unit in district 4 (Oberkassel/Heerdt) costs about €16 per m² (€1,120 monthly). The tenant association Düsseldorf Mieterverein produced a similar analysis, confirming the upward trend.
