Dubai residential construction sees 75.5% absorption rate
A significant majority of residential properties currently under construction in Dubai have already been sold. According to market analysis from fäm Properties, 425,863 out of 564,072 units in various stages of construction—approximately 75.5 percent—have found buyers.
Villas are seeing higher absorption rates than apartments. The uptake for villas under construction stands at 85.4 percent, while apartments have reached a 74.1 percent absorption rate. For properties scheduled for delivery within this year, the combined absorption rate is 82.9 percent, driven by a 95 percent sales rate for villas.
Specific neighborhoods have reported total absorption for 2026 inventory or upcoming handovers. Areas such as Al Wasl, Wadi Al Safa 5, Nad Al Sheba First, and Al Hebiah Sixth have seen 100 percent of their scheduled units sold. High-demand locations like Palm Jumeirah and Jumeirah Lakes Towers also report sales rates exceeding 92 percent for units arriving this year. Firas Al Msaddi, CEO of fäm Properties, noted that demand is currently keeping pace with the ongoing development of new stock.
