Dutch housing market faces scrutiny over unfair bidding practices

The Vereniging Eigen Huis (VEH) is calling for mandatory legal regulations in the Dutch housing market following nearly 1,000 reports of misconduct at its real estate reporting center. Between February and July, 921 reports were filed regarding unfair and non-transparent bidding procedures, including conflicts of interest, preferential treatment, and lack of transparency.

Common issues reported by buyers and sellers include agents accepting bids after deadlines, changing rules during the bidding process, and applying pressure on buyers to increase their offers. Approximately 28 percent of reports raised concerns regarding whether agents act independently, citing favoritism toward specific clients or acquaintances.

In Rotterdam, the political party DENK has submitted formal inquiries to the city government seeking clarity on how the municipality can combat these practices. The party is requesting information on how many local reports of unfair procedures have been received and what powers the city has to intervene when agents use misleading information to drive up bids. DENK is also advocating for better public information regarding consumer rights during home purchases.
