Dutch mortgage market sees record home values and rate hikes
In July, Dutch mortgage applications reached 55,018, one of the busiest months of 2026, with 67% of requests for home purchases. The solo buyer segment grew to 17% of all applications, becoming the largest customer profile, while the traditional builder fell to second place. Average market value of a home hit a new record of €537,815, a 4% rise year‑on‑year, while the average mortgage amount stayed around €378,170, indicating buyers are using more personal savings or equity.
At the same time, at least ten lenders—including ABN AMRO, Rabobank, Allianz, Argenta, bijBouwe, Florius, Moneyou, Robuust Hypotheken, Triodos Bank and Woonnu—announced increases to their mortgage rates. The hikes affect new buyers, those refinancing or entering a new fixed‑rate period, and can add several hundred euros to monthly payments over a ten‑year term. The market shift reflects higher capital‑market rates and tighter financing conditions, with solo buyers especially active in the new‑build sector.
