Dutch seniors and homeowners confront housing market obstacles

A De Hypotheker survey shows that half of Dutch people aged 55 and over want to move, but a lack of suitable senior housing and affordability are the main barriers. About three‑quarters would move sooner if more appropriate homes were available. The Dutch cabinet plans to invest €420 million over the next four years to build senior housing, aiming for roughly 290 000 senior units by 2030, and is exploring a "through‑flow mortgage" to let owners use home equity more flexibly.

An Ipsos I&O poll commissioned by Centraal Beheer finds that 76 % of Dutch homeowners intend to invest in their homes this year, chiefly for maintenance, renovations and sustainability. Uncertainty about regulations and a lack of knowledge hinder further upgrades; one‑third of owners cite these factors as obstacles, and only 17 % plan climate‑resilient measures. The study calls for clear, long‑term policy guidance to support sustainable home improvements.
