Egypt's 'Housing for All Egyptians 9' program set to open applications in 2026
Egypt's Ministry of Housing announced that the "Sakan le kol al‑Masriyeen 9" (Housing for All Egyptians 9) scheme will be launched in 2026, with the application portal expected to open within the next few weeks. The programme will offer fully finished apartments across several new‑city sites, including 10th of Ramadan, October Gardens, New October, Suhaag al‑Jadida, Al‑Sadat, New Al‑Obour, Assiut New and Capital Gardens.
Applicants must be Egyptian citizens aged 21 or older, have never owned a social‑housing unit or land, and meet income limits set by the Social Housing Fund. A deposit of about 25,000 EGP is required. Required documents include a valid national ID, marriage/divorce or death certificate where applicable, children’s birth certificates, a recent utility bill, medical certificate for persons with disabilities, income verification (salary statements or accountant‑certified income for self‑employed), tax registration for business owners, and any proof of additional income.
Financing will be provided through a subsidised mortgage with a 3 % annual interest rate, repayment periods up to 20 years and cash assistance for eligible families. The Ministry will publish the detailed terms and the electronic application form on the Social Housing Fund website shortly before the opening date.
