Electric vehicle charging poses technical and legal challenges for residential buildings
The rise of hybrid and electric vehicles is creating new technical and regulatory challenges for residential buildings and community garages. In La Plata, the Chamber of Consortium Administrators has highlighted the need for significant electrical infrastructure upgrades, noting that traditional underground garages were not designed for heavy electrical charging loads.
Safety concerns regarding lithium batteries are a primary focus. Firefighters warn that lithium battery fires are uniquely complex because they generate their own oxygen during combustion, making them impossible to extinguish with standard fire extinguishers. Specialists recommend moving affected vehicles to open spaces immediately, as batteries can reignite for up to 72 hours after an initial incident.
From a legal and administrative standpoint, regulations such as the Horizontal Property Law clarify that while owners can install private charging points, they must navigate the use of common elements. Installations may require cabling to pass through shared walls, ceilings, or columns. To prevent impacting community expenses, charging lines should ideally be connected directly from the individual owner's meter to their specific parking space.
