UK government launches £10bn first wave of social housing programme
The UK government has launched the first wave of its £39 billion Social and Affordable Homes Programme (SAHP), allocating nearly £10 billion to support the delivery of over 70,000 new homes across England. This initiative aims to revitalize council housebuilding, a sector that has seen significant declines since the 1980s.
The funding will be distributed among 33 strategic partners, including local councils, housing associations, and other providers. Notably, 60% of the new homes are expected to be designated for social rent. While Prime Minister Andy Burnham previously advocated for funding to be dedicated exclusively to council homes, the current allocation includes housing associations to ensure scale.
Regional distribution is a key feature of the plan. Over £2 billion will be spent in mayoral areas outside of London, with Greater Manchester set to receive the largest share at approximately £529 million. Other beneficiaries include the West Midlands, North East, West Yorkshire, Liverpool City Region, and South Yorkshire. Additionally, London is slated to receive at least £6 billion in total funding through the scheme over the course of the entire programme.
To support this expansion, the government is also investing £46 million over the next three years to strengthen the capacity of local councils to manage large-scale housebuilding projects.
