England rental market sees rising stock and shifting student housing prices

The rental market in England is experiencing significant shifts in supply and pricing. Data from Propoly indicates that rental listings across England have increased by an average of 7.4% over the past year, rising from 114,178 to approximately 122,659. This growth is highly localized; Tyne and Wear saw a surge of over 86%, while Greater Manchester and the City of London also recorded notable increases. Conversely, some regions like the Isle of Wight and Norfolk have seen a decline in available listings.

In the student housing sector, Unite Group, Britain’s largest student landlord, has implemented rent cuts in cities such as Leicester, Nottingham, and Sheffield to maintain occupancy levels. This strategy follows an increase in new developments that has shifted the supply-demand balance in favor of students. While much of the existing purpose-built student accommodation was constructed before 2012, the arrival of new stock is forcing providers to compete more aggressively on price to secure bookings.
