Estonian real estate development and home financing trends
In Estonia, the stability of long-term capital from pension funds is increasingly vital for real estate development. Liven CEO Andero Laur notes that while banks typically finance the construction phase, the earlier, riskier stages—such as land acquisition and planning—require long-term institutional investment. A lack of such capital can increase development costs and, ultimately, home prices. For example, LHV Pension Funds invested €2.4 million into the Kadakadabra project to support land acquisition.
On an individual level, homeowners face significant additional costs beyond the initial property purchase. Swedbank's Eneli Nairis advises distinguishing between immediate necessities, such as beds and appliances, and non-essential items like rugs or coffee tables. Gradual furnishing can help manage budgets and avoid financial strain, especially since large purchases like kitchen furniture may be integrated into home loans, while appliances often require separate financing.
